Turner Securities provides loans to commercial borrowers who require flexibility in funding terms and conditions not provided by traditional financial institutions.
We most often lend to the following borrower-types:
- professional investors;
- property purchasers;
- property developers;
- property owners.
Criterial for lending
Turner Securities only funds commercial borrowers for commercial purposes and does not lend on specialised or distressed assets, or to borrowers with a poor credit history, and does not provide loans to consumers.
Turner Securities provides funding for a specific project or purpose, for Terms between 6 and 24 months, with a clear exit and/or repayment strategy in place.
All loans provided by Turner Securities are Secured by first registered mortgage over Real Property in Australia, up to a maximum 70% Loan to Valuation Ratio, with all security properties valued by independent licensed valuers on the Turner Securities’ Valuer Panel approved by the Board and Trustee.
Any lending for property development purposes (i.e. Land subdivision or Construction) is provided on the basis that sufficient funds are held within the Loan to complete the project at all times. All development loans are progressively advanced, with progress payments certified by the project engineers and/or a Quantity Surveyor. Turners requires the parties to the project, i.e. the borrower, builder or contractor, enter into a tripartite agreement.
